Close to home

Most of our work is within twenty minutes of the office.

Almost every project we take on is in a neighborhood where our children go to school and our crews shop on the way home.

That proximity is the whole point. It is why a superintendent can be on site the same morning something comes up, and why the standard we hold ourselves to is not an abstract policy but the opinion of the people around us.

Our office is on Capital Circle NE. If you are inside Leon County, we are almost certainly close enough.

Neighborhoods

Residential renovation service areas: Tallahassee, FL and the neighborhoods around it.

The four groups below cover most of what we build in. The housing stock is different in each, and so is the work.

Northeast golf and country club communities

Homes largely built between the 1970s and the 2000s: structurally sound, generously sized, and now at the age where kitchens and primary bathrooms are dated while everything behind them is fine. Structurally they are the most straightforward houses we work in, which is why most of our kitchen and bathroom projects sit here.

Established in-town neighborhoods

Mid-century and traditional homes under mature canopy: compact original kitchens, single bathrooms, closed floor plans, and real structural and systems constraints behind the walls. Expect a survey before we quote, because what is behind the plaster decides the scope.

Estate and acreage properties

Larger homes on larger lots, longer decision cycles, and the highest likelihood of an architect or designer already being involved. Additions are physically and financially sensible here. This is where a whole home renovation or a substantial addition tends to make the most financial sense.

Newer master-planned communities

Younger housing stock where the work is usually about reconfiguring space or adding to it rather than replacing what is there. The houses are sound, so the brief is almost always about reworking space or adding to it.

Further out

Beyond Leon County.

We take on projects in the communities surrounding Tallahassee where the scope justifies the distance. If you are outside Leon County, call and we will tell you honestly whether we are the right firm for your project.

Yes. Los Robles, Old Town and parts of Midtown come with review requirements, and we handle that process under our license.
