Why homeowners choose us
We would rather hand you something verifiable than a wall of five-star graphics.
License CBC1269080. That classification permits structural work on residential buildings, which is why beams, permits and inspections stay in-house rather than being subcontracted. You can confirm the license yourself.
General liability and workers’ compensation carried on every job. Certificates are provided with your contract, before work starts.
Our founder served in the United States Marine Corps and later as a Florida State Trooper. One of our superintendents served twelve years in the U.S. Air Force.
Warranty documents, manuals and care instructions are handed over as a set at completion, alongside the punch list and the keys.
One person owns your project from demolition to walkthrough. You get their name and their number, and a weekly update whether or not there is news.
Renovating Florida homes since 2004, with more than four hundred completed spaces. The photographs on this page are all our own work.
What we do
There is a point at which renovating room by room stops making sense. Doing it one room at a time produces a house of renovations: the flooring does not run through, the trim profiles do not match, and the third contractor discovers what the first one covered up.
A whole home renovation is a different exercise. We plan the entire house first, how it should work, where the walls should be and what the structure will actually allow, then sequence the work so the trades follow each other in the right order.
It is more disruptive at once and considerably less disruptive in total. It also costs less than the same work done four times.

Before & after

Same footprint, same window, same walls. The kitchen was taken back to the shell and fully replaced, and one flooring material runs from the entry through every connected space.

No wall came out and no square footage was added. The house feels significantly larger, which is entirely a function of where things now live.
Why Pristine
Structural work, mechanical trades and finish carpentry sit under a single Florida State Certified Building Contractor license and a single contract. There is no point in the project where responsibility changes hands.
One named superintendent owns your job from demolition to walkthrough. You get their name, their number, and a weekly update whether or not there is news.
The schedule is written down before work begins and the price is fixed against a defined scope. Every change order is priced and approved in writing before a tool is picked up.

How it works
We walk the whole house: structure, systems, roofline and floor plan. We tell you what is possible, what is expensive, and what is not worth doing.
Full floor plans for the existing and proposed house, structural design where needed, and a specification covering every room.
Fixed scope, fixed price, a named material allowance, and a phased schedule showing which weeks the house is livable. The permitting estimate is separate from supplier lead times; construction is scheduled around required approvals and deliveries.
Demolition, structure, rough-in, inspection, drywall, then finishes room by room in dependency order. Weekly updates throughout.
Room-by-room walkthrough, systems commissioning, warranty documents, and the keys back.
What it costs
Most of our whole home renovations fall between $250,000 and $650,000, depending on square footage, how much of the structure changes, and whether systems are replaced or extended.
We publish this because guessing helps nobody.
Multi-room projects run $200,000 to $350,000. Full-house renovations run $350,000 to $650,000.
Four to nine months on site, plus typically three to five months beforehand for design, documentation, selections and permitting. Procurement follows supplier lead times and can extend the preconstruction period. We confirm the construction start around required approvals and deliveries.
For part of it. Most clients move out for the phase when kitchens, bathrooms and systems are all open.
Because structural work, permitting and mechanical coordination sit under a building contractor license, and on a whole home project that is most of the job.
